Ob/Gyn Practice - Study

Scope: 2,000 - 8,000 sq ft

Location: Charlotte, NC

Status: On Hold

Following the LEAN 3P process for the Ob/Gyn Practice at Rock Hill, the administrators wanted to complete an expansion/renovation of their Steele Creek location that met the newly developed standards.  One challenge was that two lateral braces were constructed in the space, requiring calculations to determine where corridors could be placed (one along column line E, between lines 9 and 10, and another along column line 9, between G and J).  Three design options were needed that met certain requirements while accommodating the lateral bracing (pochéd walls indicate new construction) and during the design process, a fourth, potentially more profitable option was discovered.

Option 1.01: Build out the shell space as designed when the practice was initially built:

Option 1.02: Build out the shell space using standards from the LEAN 3P event, mimicking the Rock Hill layout:

Option 2.01: Renovate the entire suite to use LEAN 3P standards with minimal impact to existing construction:

During the schematic design phase of design option 2-1, I discovered a lot of superfluous storage space and proposed another design option that would allow the practice to expand and increase revenue.

Option 2.02: Renovate the entire suite to use LEAN 3P standards, allowing for an additional Medical Doctor to join the practice:
